An OS for the operators spreadsheets outgrew.
Concept floated at the same lunch — a property management platform built for the gap between Google Sheets and AppFolio.
§01What we know so far
This is concept stage — Mike and Richard tossed the idea around at the same lunch that produced the CBP affiliate brief. The shape is rough, but the directional hypothesis is:
- Underserved segment: independent landlords and small portfolio owners (5–50 units) who've outgrown spreadsheets but balk at AppFolio / Buildium / Yardi pricing and complexity.
- Pain we're betting on: rent tracking, maintenance request workflows, tenant communication, lease lifecycle, vendor coordination, basic accounting — currently solved by a Frankenstein of email + spreadsheets + texts.
- Differentiators TBD: pricing model (flat per-unit vs tiered), opinionated workflows over deep configurability, AI-assisted intake / triage as a wedge against legacy incumbents.
§02What's coming next
Same playbook as the CBP brief — we'll work this through:
- Discovery brief — concept thesis, market sizing, competitive landscape, technical sketch, monetization model
- Design probes — what does the product feel like? What's the wedge UX moment?
- Build sequencing — MVP scope, phased rollout, distribution strategy
